Q What is an Energy Performance Certificate (EPC)?
In 2007 the Government introduced Home Information Packs (HIPs).
From 14th/12/2007 nearly all homes placed on the market for sale need a HIP.

The EPC is the key part of the home Information Pack (HIP).
Q Can my home fail the EPC inspection?
No the inspection is not a fail or pass it just provides information on the energy efficiency of your home.
Q What information will the EPC provide.
Your home will undergo an Domestic Energy assessment by a liciensed inspector (DEA).
The heating, home insulation, glazing, fuel type and the materials used in its construction will
be assessed and their relationship to fuel efficancy will be rated.
The house detachment is also assessed, for example is it Semi, terraced, flat etc.
Q Is the home energy inspection invasive?
The EPC inspection causes no disturbance to your home, It is just a visual inspection.
The procedure is:
1st the home is measured then a questionnaire is filled out and finally the inspector
will take photos of the front of the home, heating boiler, hot water tank ect.
Q How long does the inspection take?
The average inspection takes minimum 30 mins - maximum 50 mins.
